Ofelia's spent more than a year serving tacos out of a bright pink tent before it ever had a front door. The ribeye tacos and dulce de leche flan were the same either way, but the tent was the whole business for a long stretch, a weekly setup at the 12 South Farmers Market at Sevier Park while the owner tried to figure out if the idea could survive outside of Tuesday afternoons. It eventually did. Ofelia's now occupies the old Emery Wood Fired storefront on 12th Avenue South, walls painted the same pink as the tent, same menu, permanent address.
A few blocks north, on the same stretch of pavement, a different kind of new business landed with none of that runway. Yellow Rose by Kendra Scott opened its first flagship outside Texas this spring, reclaimed wood beams and antique haberdashery walls already in place, a cocktail bar named after the founder's horse already stocked and pouring. There was no tent phase. It arrived built.
Both are genuinely new to 12 South this year. Neither tells you much about the neighborhood on its own. Side by side, they illustrate two routes to a permanent address in 12 South: established businesses opening new locations and market vendors growing into storefronts.
Established retailers in 12 South
Ashwood 12 South, the mixed-use development at 2212 12th Avenue South, has filled in over roughly two years rather than all at once. The first wave, Reformation, Birkenstock, and Lululemon, opened in 2025. A second wave landed through the first half of 2026: Yellow Rose by Kendra Scott with its Beau's Bar, the menswear brand Johnnie-O, and the Los Angeles furniture showroom 7th Avenue, which joins a roster that also includes Herman Miller, Todd Snyder, Sézane, Vince, and Jo Malone. Sushi-san signed on as one of the project's restaurant anchors.
None of these businesses grew up on 12th Avenue South. They were relocated in, fully formed, with press releases and opening-week photographers. Yellow Rose's signature 04 Margarita is named for the shared zip code digits of Austin's 78704 and Nashville's 37204.
Au Cheval, the Chicago diner known for its cheeseburger, is the next name on that list. A Metro permit filed back in March described a 4,435-square-foot restaurant with a 575-square-foot patio at 2212 12th Ave. S. #124, and the restaurant's own website still lists the opening as simply "late 2026." Six months after that permit surfaced, there is still no firmer date than that. If you want updates, the only option is the mailing list.
These are established businesses opening new 12 South locations on their own timelines.
From market stalls to storefronts
The other path runs through Sevier Park. The 12 South Farmers Market sets up there every Tuesday afternoon, and it has become something closer to a testing ground than a shopping stop. Ofelia's graduation into the old Emery Wood Fired space is the clearest example on the street right now, a vendor who built a following under canvas before ever signing a commercial lease. WKRN reported that the owner described the neighborhood as having "a very local, homey feeling."
In May 2025, Metro officials determined that vendors operating as mobile sellers needed to work out of an enclosed, permanent structure rather than an open-air tent. For a single vendor with a tent and a following, the ruling had little day-to-day effect. For a project gathering independent sellers under one banner, the enclosed-structure requirement was relevant to its plans. That's exactly the situation 12 South Shop and Sip found itself in. Part of the property had quietly been operating since December 2025, tenants in place, customers showing up, but there was no way to hold an official grand opening until an actual building existed to hold it in. That building was finished this past August, and the market held its grand opening on August 21, with 14 independent businesses now trading from inside a permanent structure rather than under tents.
The pitch behind Shop and Sip is direct: put local entrepreneurs and independent operators at the center of the retail mix, in a corridor that has spent the past two years adding national names.
From temporary stalls to permanent storefronts
Tents are cheap and flexible, which is exactly why a first-time seller starts under one. But that same flexibility is precisely what the new enclosure rule doesn't allow past a certain point. A tent can test whether people want your tacos. It cannot, on its own, become a legal permanent address. Somewhere between the first Tuesday at Sevier Park and a real lease on 12th Avenue South, a small operator now needs a roof that meets code, not just a good weekend's sales numbers.
Shop and Sip illustrates one way vendors can meet the enclosure requirement: sharing a permanent structure rather than securing separate spaces.
What's actually locked in this fall, and what isn't
If you're planning your own 12 South fall around any of this, the two clocks running right now are worth knowing, because they're running at very different speeds.
- The farmers market's schedule is fixed. Tuesdays, 4 to 7 p.m., at Sevier Park, through October 27. As of this week, seven Tuesdays remain in the season.
- Au Cheval's schedule is not fixed. The permit is six months old, the website still says "late 2026," and there is no public timeline more specific than that.
